If you have decided to purchase an F45 fitness franchise or are considering it, you will be happy to know that you don’t have to worry much about finding a good space for your studio. Unlike other fitness franchises, F45 has a real advantage when it comes to securing a property for your fitness studio due to our modest real estate requirements

We know that the single biggest challenge on the path to launching your F45 franchise is securing the right premises from which to operate. The good news is that when it comes to finding a space for your studio, you have a big edge over several competitors.

Requires less floor space

Conventional big box gyms typically contain lots of machines and equipment. As a result, these operations rely on a large floor space. The problem with this requirement is that suitable premises can be difficult to find, and when they are available, they are extremely expensive to lease. This adds a substantial rent burden on top of the already daunting equipment investment big box gyms have to pay. F45, on the other hand, doesn’t rely on lots of heavy equipment, and our smaller member base means we don’t need as much floor space. This way, all available space is maximized.  

The unique nature of F45 Training combined with its undeniable popularity means that our studios have become destinations, rather than just another storefront. The types of spaces we typically occupy tend to be very affordable, and range from basements and warehouses to unused office space, which can all be modified to accommodate an F45 Training studio. Lower rental overheads also mean higher profit margins with less financial risk for franchisees.

What we look for in a location

There are four important factors to consider when looking for a space for your fitness studio. Firstly, it must be ideal for training, which is why we require a minimum exercise area of 150 square meters, or 1,650 square feet. The training area should also be open-plan, at least 15 meters long, and about 10 meters wide. Ceilings should be 3 meters high or more to ensure ample overhead clearance. 

Secondly, the location needs to be easily accessible. Ample parking is necessary for suburban or regional locations where members will be driving to get to your location, but it might not be essential for inner-city venues that have public transportation. If your studio is located in an office or retail block, you should ensure that your members will have unimpeded access out of normal business hours.

Thirdly, if the building isn’t already approved for use as a general recreational facility, you want to be sure that you have a decent chance of the council granting a change of use for that purpose. You will also need to know that there are other gyms in the area. This lets us know that the council has approved a gym space in the past, and confirms that there is a present demand for fitness services in the community.

Lastly and most importantly, in our experience, you’re unlikely to find the perfect location by searching for it on the Internet. You should be ready to go out there and knock at the door of every commercial real estate agent and landlord.
